@Derrick Atkinson, YouTube is the great equalizer when it comes to skill deficits.  

But given my background, skill set and past positive experiences w/ real estate investments I have no qualms using my money in this way.

Outside of school I spend my free time helping young sales students at my college increase their professionalism and sales skills as a part of a student organization I am on the board of. 

I think your ideas are good - it sounds like this couple do have value to add (some capital, labour, technical skills, and maybe most importantly, time). 

But the GC is skilled (or should be) in orchestrating the schedule and timing of all the trades and keeping things going in a timely fashion.

They have proven they have very poor money management skills.

By managing your property, you'll get a feel for some of the basic maintenance skills involved in doing cosmetic property flipping, which is my other REI income source.

I am still developing my negotiating skills, so right now I am at a stand still.

I'm looking to slowly build my skills as a loan originator and any secondary sources like online courses, seminars or books to improve my limited knowledge on the subject would be great.
