Hi @Mark Smith, It is a "live-in" flip, so it does not qualify as investment property. 

Currently, I am invested as an LP into 17 deals over the last two years and at this time each one is at or above the net operating income marks vs the projections at this point in the deal -- three of them have now gone full cycle as well. 

I'm at 83 in 4.5 years but it is accelerating now (I was at 40 units at the 3.5 year mark).

Not many institutions, be it banks, credit unions, non-bank lenders, etc,, are doing cash-out refinances based on appraised value prior to the 6 month mark.
