In court cases I've attended (listening to others evict for nonpayment those seem to be the most common reasons folks are in court) the local judges tend to focus on whether a landlord provided a 3 day Pay or Quit notice to a tenant late on rent (although ironically Georgia landlord/tenant laws only state that a landlord can begin the process immediately after demanding rent from a tenant who then does not pay). 

I’ve been listening to “motivational speakers” and been reading books like that for almost a decade now.

I have listened to hours of the podcast but must say, I'm surprised with how helpful everyone on the forums seem to be.

After listening to Brandon and David Greene suggesting to pick one thing and stick with it I figured maybe I should just keep saving and start once I move.

Spend time in the forums, start listening to the podcast, attend the weekly webinar, and read the blog and books.

When   choosing where to invest, I’ve read and listened that things to consider are population growth, job growth, etc are important.

You'll want to educate yourself on best practices for investing out of state by reading books, listening to podcasts etc.
