Please put your Walk-Through list down, and then ask folks to make suggestions.  

See if you can watch the back recordings of P&Z meetings where this was discussed or approved if variances were needed.See if you can find a list of the 51 to see where they are and what they did.   

Just the process of looking at credit reports and applications, calling references, talking to people and verifying employment/income will make you a better landlord/screener for future vacancies.  

Some contractors are also willing to give you contact information of their clients so you can talk to them and gain insights.

Hi BP,In preparation of talking with a local realtor about a triplex I found, I wanted to know in addition to the below questions, is there anything else I may want to ask?

The seller is asking to sell for $565k if they can sell it without listing it and forego the agent commissions.

They talked about the risks, but feels very bullish - My father-in-law is extremely stressed about this since we won't hold the title if anything goes sideways.

Sounds like "repair guy" is talking about support/framing under the tub/patch vs just patching it from above without any "structural" support.
