Which Questions to ask triplex owner/realtor?

Hi BP,

In preparation of talking with a local realtor about a triplex I found, I wanted to know in addition to the below questions, is there anything else I may want to ask?

1) Reason for sale?

2) How long have you owned it? 

3) How are tenants? Have they paid on time? Can I see the payment history? What has been the vacancy rate? Current rents? 

4) What are the monthly expenses?

5) What repairs have been done? And are there any pending repairs?

In Texas, all of this information in on the MLS. I would recommend that you go to the top of this page and click on FIND AN AGENT. There you will be matched with 3-5 investor friendly realtors that can help get these answers for you.
