Hey everyone,for many reasons, I didn't process income tax for the last 3 years of my LLC.

Last year, the owner purchases for $69,000 and you bought for $42,000.  

My mother has been a real estate agent for the last 20 years and I have been looking to get in the game myself for a while. 

The last community I bought came from a direct mail piece and I sold it by word of mouth.

Last I knew, you could add reasonable fees for going into the process of eviction to a tenant's bill (double check this).  

ARV methodI ran a search on Zillow for properties in the same area of the same size sold in the last 6 months and couldn't find many.  

Long time lurker, first time poster.Over the last 18 months I've purchased 4 buy and hold properties and I just signed a purchase agreement for my 5th, a duplex is Grand Rapids, Michigan.Every property I've purchased cash flows well and I'd like to keep snapping up as many as possible.

I had one of the tenants, sign a 7 day notice on the off chance they would pay.Today is the last day to pay and I haven't heard from them, except for a text message from a relative of theirs saying that I needed to let them pay late or they would drag out the eviction process.

Lastly what would the typical % of profit split be in a 50/50 investor equity split on a flip?
