Do I think the financial landscape as we know it is going through monumental, necessary and painful evolution? 

Concrete floors, recessed lighting, HVAC, Appliances, landscaping.

Also, is landscaping included?

I just bought a 2/1 , I put in new basement windows , painted the whole house , and landscaped .  

.* Yard amenities, etc - in-ground pool/spa, covered patio, built-in BBQ's, elaborate yard landscaping and upgrades, etc.Those are many characteristics that we look at when evaluating a home, and then we are looking for recent sales that, hopefully, have many of those attributes, or we piece together different sales which have some of those attributes, to reflect the important characteristics of the Subject Property in the market.

Most townhome associations covers roofs, siding, landscaping, water and sever mains, etc.

And same can be said for HNW(high net wealth) Tenants, some don't have the personality to stand the tenant complaints that all the landscaping is 1 color of flower vs an arrangement, or this or that nit picking type of thing like "those wall colors are so last season" lol. 

Ideal traditional 2-story floor plan features high ceilings with skylights, new engineered hardwood floors throughout main level, large living room & formal dining with access to freshly landscaped back yard.

Needs some landscaping, the bathroom needs a facelift (super old tile and vanity, and the vinyl floors are worn), the kitchen could use new countertops, but the cabinets can just be painted and new hardware.

Landscape photography is a strong suit—with this style I’ve learned to utilize my wide angle lens (16-35mm) on my Canon DSLR, and have become well-acquainted with Adobe Lightroom for photo editing.How valuable do you believe this skill set is as an investor/agent?
