She's a nice older lady, definitely low income and I've been super lenient with her about her rent previously but I'm not happy about paying $4k to fix this problem that she clearly let go.

If you're going to use recent history as the benchmark for your 20% gains, that's actually not all that much better than what you would have earned from investing in in an index fund and not lifting a finger otherwise.

With the finishing touches coming to an end and list day very *fingers crossed* closely approaching us I would love to step back from this and get some concrete systems in place.I've embarked on two wholesale campaigns on my own and am loving it - the exposure to seeing houses, judging offers/repairs/ARVs, negotiations, and so much more has been an experience i cannot put a cost to.

Then even after I rehab the property and place a tenant in it I would have to cross my fingers I'm able to find somewhere to cash out refinance after 6 months which at that point I'll have only had a tenant in the property producing rental income for a very short time since most of the time will be performing the rehab.

I understand it is easy to take risks while we are young but if you end up being in a lot of debt without a way to pay it you cant just snap your fingers and get out of it. 2.
