NOIt it repeated cuts on the counter from your kitchen knives? 

In high school I worked in the kitchen of a convalescent home.

I guess my question was more oriented to hear what would be your (the expert) play as a first time real estate investor?

I've made several improvements (kitchen & bathroom refreshes) to the property *with owner approval* to increase desirability thus increasing how much we can rent it out for.

It was a relatively smooth start, but the homes seem to have major repairs (Such as drainage issue, kitchen tiling etc).

The layout is a bit off and would require some re-working to be livable (downsize the kitchen, put up a wall to create a proper 1-bedroom, add closet space). 

Light remodel of bathroom and kitchen, painted accent walls, added a gate to make an enclosed patio, and gave the place a general ambiance/brand.

I don’t love some of these stats… as a full timer in this industry the closed volume reduction… sucks!

A few things we are planning on doing is having their own TV in each room, two common seating areas (one on each side of kitchen to dine in), and we have outside space on the side of the home for pets, quiet time, and a pool outside to spend time outside.

. :) Good lighting, showing as much as possible inside with kitchen, living room, bathrooms and bedrooms photos plus outside including parking area.
