Other thing is their is few cabinets in the kitchen....not much storage in the kitchen for a 3/2.....Here in California potential tenants always like to have lots of cabinet space.

Obviously, some of the capital expenses like roofs, furnaces, foundation, etc. can sway things one way or the other in a large way, but how about an entire remodel for a kitchen that has bad cabinets?

I'm thinking I should be able to get it done for 20-25kNeeds sheet rock, some insulation, plumbing, all Appliances and cabinets, im thinking laminate flooring. 8 new windows.
