Auction.com is a site where you don't need a realtor and you can register free to bid.There is live online chat and i was told by them the following info.You need a small deposit submitted to each property you gonna bid.If you win the auction you have to pay 10% same day to escrow officer and you have 30 days to pay cash or 45 to finance.Your total price will be the amount you bid and BUYER PREMIUM on top.

you can't expect to go into a persons home, fill a contract with these contingencies, brushing over all of them - or even going over each one with great detail, and expect to have a seller agree (or a sellers attorney) to a contract to sell their home to someone who has no reputation in the business.has no buyers list.doesn't understand exactly what it is you want to do.the problem with wholesaling is there are many people out there who take advantage of sellers.in order for wholesaling to work, it must be a win win situation for all.now, the thing with wholesaling is you MUST buy below market.

He recently released a new edition called BUY & HOLD FOREVER: How to Build Wealth for the 21st Century (released 2010) which I plan on ordering soon.The Donald's Art of the Deal is a very entertaining read with some good business concepts for us all to adopt (handshakes and sticking to your word, win-win situations for all, paying top dollar for good help, etc.), but like someone else said, it's NOT a how-to REI book for the non-billionaires in this group.Finally, I subscribe to the Personal Real Estate Investor magazine http://nexzuspub.com/, but I'm not sure if I'm going to renew.
