(Something we haven't seen in decades) Granted it's not a whole lot, it's like 5-7%, but that's still not a good sign for a healthy market.

Our (state and city both have the same expiration date) eviction moratorium is set to expire at month end but 1) I expect it to be extended 2) even if it is not extended, there is likely to be a backlog of evictions.Basically, I want as much confidence that our new tenant has been paying their rent and is not taking advantage of any foreclosure moratorium.Good luck and stay healthy.

The PM went there less than a week before tenants were due to move in to check condition after some cleaning and minor repairs and found all appliances in the lower unit of my duplex were stolen.

Considering that we would have been in contact with the tenant before that, we would have some idea of their plans.Conversely, if we don't want to renew or accept a tenant as a MTM, then we send them written notice reminding them that their lease terminates on X date, the process for cleaning and final inspection and getting their deposit back.

I still wear mask and a new, clean pair of gloves.

I would also budget increases in as need to buy PPE for staff, updated virtual walk throughs, more cleaning of common areas, and club house if allowed to be opened.

He doesn't owe anything and is mostly healthy but wants that house to stay in the family but I don't want forced out if something did happen or to lose my investment.

Tenant has a job and healthy, no Covid-19 infection.
