Hello all,I have found a deal that I need a hard money loan for since I cannot put 20 percent down on the property, it’s 4 units all on conjoining properties, it will be around 430k to get the deal to work.However, if I acquire the deal, I currently have bad creditWill it be possible to refinance out of the HML if I show good cash flow and signficant equity, even with bad credit?

Lenders prepaid's or escrow requirements...lender hedging their risk with a requirement for reserves would more than likely be the reason you would need additional cash down...hard to tell without looking at the settlement statement @Alex Alaniz

Hi Shelby,I think we can improve our occupancy maybe a little but due to Hutchinson Island being an hour from the closet airport it makes it hard to stay consistently booked. 

I know January 2019 is here and it’s going to be a hard task but I thought my lease was up in March which still isn’t a lot of time but they missed up my lease when I signed so it’s January.I would like to thank anyone who response to this post.

your post is another reason to Hire a Property Manager, they know what to do and how to follow it through according to the law, the Laws are changing quite rapidly its hard to stay current, thats what a PM is for its there job to stay current.

Your advice so far definitely has me on every real estate site and google working hard to figure out how to best go about this.
