You need to plan to develop your sphere, your area of expertise, knowledge of your local contracts, how to manage the various emotions of many clients, etc. 

Often if you have something to bring to the table such as construction knowledge, management expertise, or if you know the 10 block radius around the property you may be able to remove some risk that have caused others to pass on the property.

This way you retain control, using your expertise, and you are compensated for all your work.

One of the many great things about being passive is that you can leverage the expertise of the sponsor and their team.
