In an increasing rate environment, where the Fed has said there will be multiple rate increases this year and next, take that 5.5% 30 yr fixed rate and run and don't look back.And btw, your closing costs should only be like $2K-$3K max.

The grass is also pretty simple to fix. 

They have pictures of what the home looked like when they rented it showing the grass and plants that are in the backyard.

I also dont see Insurance expenses.Oh,dont forget Grounds expense - cutting grass, trim trees, remove fallen trees.  

ASK the Tenants if everything is operating properly or if there are unresolved maintenance issues from prior management; confirm the info you have on rent amounts, deposits, who is paying utils, who is mowing the grass, who parks where, anything and everything that is of consequence.

I cut the grass occasionally, but I am very hands-off with this property even though I live there.

Once people start getting fed up with home prices and rents not being worth the entertainment side of MPLS/ST.P people will continue to move elsewhere, I say why not St.Cloud?
