I think you and I both know morally that twenty four grand could do a hell of a lot to jump start a Real Estate career, fund marketing, and fund a Real Estate License for someone.The fact that you question J's character is just embarrassing yourself.

But in the greater insurance world products and companies and the niches they pursue are as vast as the Grand Canyon if not more so.Every company has their own way of underwriting and mitigating risk.

suggest hiring professionals in the area.. if your going to be a developer spending a few grand up front will save you thousands on the back end... 

Financing is only one negotiating point in the grand scheme of a real estate transaction. 

And as an added little bonus, the appraisal came back a few grand more than the final price, so she felt justified in negotiating in the range she did.

If you had 6 or 7k in cash and 5 or more grand in credit card available balance, I would feel comfortable with that as well.

Even that woulda been a bargain compared to the 2 grand a plumber drywall and tile guy would cost to change it out.

One of the main thing these pump and dump folks have going is its small money and your not going to get the FBI or criminal folks interested when U lose a few grand.. you have to find 100 plus folks this has happened to etc.
