There are two answers here:  If you don't find anything by July 15, then you can end your exchange on July 16 and it'll be as if you never tried the exchange.

I tried mid term rentals when I shut down my STR, and I found that the rates were very close to long term rates.

Will they add those facilities to take over agency, they can and certainly will try, no doubts about that.

So my conundrum is do i just keep renting to a new tenant and deal with the maintenance expenses as they pop up, or do i try to get out now before a major expense pops up and just take the little bit of profit (less the capital gains tax)?

Stay away with trying to get it under FHA if you already own a primary it will get "Red Falgged" in underwriting. 

I have tried with no luck since February to sell or rent the property.
