Prior any whiff of inflation and they'd start raising rates.I guess after 10 years of no inflation (barring housing and recently, food) they're relaxing.  

However, due to the current Covid situation and seeing how bad the food industry is being affected I am at a "mid life crisis" stage of considering a new profession. 

If you really want to get savy, see what sort of rewards programs suit you and make your credit selections that way. 

If you do not feel like meeting in person because of Covid maybe ask him for his favorite food place and send him a gift card as a nice gesture.

Food for thought 

Being part time I don't make a fortune doing it but its enough to pay the MLS dues , can be intrinsically rewarding to help people, and also any deal that I purchase I get a slice of the commission that a normal buyer would not receive. 

It seems as if the risk is outweighing the reward.

At that point you have enough knowledge to start practicing and any other excuse will ultimately land on you.It can be incredibly rewarding and I will just say to stay focused on your goal, and never let fear push you away from a good deal, or pull you into a bad decision.

The mayor and city council have proven that you need a premium reward to justify the third world risks. 

I dont care why the house smells; smoke, pets, dead body, food, trash, it is all the same.
