I spoke to a nice woman at the PA state real estate licensing office over the phone today and she seemed to think it would be as simple as me finishing the course, submitting the paperwork (and fee of course), and finding a PA broker.

The basement is unfinished and the walls are a little dungy, so I plan to finish them with a light grey paint to make the basement area more appealing. if I can do this for less than $3000, I'll put the difference in cash reserves, which I have already budgeted at 8% of the monthly rents.

I lived there while remodeling and have just finished it all and purchased the house next door which I intend to move into while designing plans and getting permits to tear it down and build a four-plex.

I never specify in the marketing that the range is gas, I do advertise that it has a stainless steel finish.

I apologies for the late response.It is funny though, he didn't want to provide any information on the properties at all until he/the bank received LOI & POF information.I sent him an email expressing my concern with not having any information to offer my Buyers ie, address, a break down of how many properties in each area of the city etc.

They are consistently late with the rent, but always pay.
