I'm looking into buying the first investment property, and it seems like the only thing I can afford at the moment is properties from a low-income neighborhood without putting me into significant financial risk. 

Offering to release them at any time and give them prorated rent back, gives them financial incentive.

Before LLCs were invented, you either had to have a corp with double taxation or own things in your own name, with no liability protection.

I've never worked with, but had a good discussion with Jamie Tritz from American Financial Network.  

Most states have laws to protect the Insured and specify why a policy can be cancelled and when (ie. 15 days, 30 days, etc.).

I wonder if there is an inexpensive way to protect the portfolio from very rare occasions.

The proximity to the coast or the fire protection of the location (does it have hydrants and paid fire dept) could affect the rate. 

It's more important to start with where your financial goals are...and I don't mean "I want to flip this many properties and hold this many at the end of a year".
