In order to rent out a home in the City of Detroit you need a C of A (Certificate of Acceptance) and a C of O (Certificate of Occupancy) therefore you can't collect rent.

Sure, there are headaches, but you are essentially having a tenant pay for your asset while you're also collecting a profit from them if you buy right and it cash flows.

It's one thing to own property in a rough area and collect rent, it's another to live in that same tough neighborhood and try to collect rent from the tenant upstairs (yet alone dealing with them as a neighbor).
