Guardians of the Equity,I am currently under contract on a wildly mediocre looking investment duplex (2b/2ba per unit). 

I haven’t seen many duplexes or triplexes in the area that don’t need a significant rehab, or that are in our range, so it seems like SFH would be the most practical starting out. 

I recently purchased a duplex in Northeast Ohio and I’m getting it ready to rent.

Ceramic Tile Flooring and Shower walls, Marble band and shampoo box, and shower floor, new vanity (which was about 300 pounds).

Depending on whether you have plumbing and wiring chases, doing it later can be disruptive to the units below, like cutting out a chunk of wall.

Does anyone know of a solid, fair priced builder in the Denver metro area who could help with 1-7 single family / duplex type buildings over the next year?

Here are the numbers on a BRRR duplex I am just finishing:Purchase: $85,000Rehab and holding costs: $25,000Rent: $1820 I am refinancing on a 30-year fixed and expect the appraisal to come in around $150,000, so my monthly payment will be around $750.
