@Mark HoDo a joint venture w the sellerYou want to offer the seller a joint venture agreement and buy it on subject to and get titleYou give a note for their equity in the JV agreement you agreed to pay after note in 3 to 6 monthsYou have title and then you sell w an agent pay the costs to sell with the agent pay the note off and hopefully you have a good JV fee as profit

The only reason I can do that is because the two flippers I work with have built up a track record, and I've grown to trust their judgment while still being judicious and making sure my interests are secured by a mortgage and the appropriate fire insurance and title guaranty.

They all signed the papers in front of a notary, dropped them off the day before closing, and the buyer closed himself at the title company later that day.

Hello everyone i need help...i have somebody that bought their house for 225k in 2005 and now the property market value is 160k... he is open to a lease option and im trying to assign it to a t/b. can someone please tell me the steps.... for example .. do i go to the title company and get a lease first and a option contract, have the seller sign it and then have to t/b sign the sign thing under me... how do i assign it lol im confused but am i close??????

@Elliot Smithdepending on what your doing... an attorney is not needed for buying and selling or fix and flip sfr's in this market.all the title companies in WA do nice work. its best to befriend an escrow officer you like and then feed them your deals.
