Unless you can cash flow more out of the investment property or your personal budget can support the $500 increase, this strategy will essentially have you in the negative and not even breaking even. 

Any seasoned investor will tell you that this depends on several factors such as: amount of money to invest, type of tenants, level of risk, and investment strategy.

Additionally, vinyl plank comes in a variety of styles and colors, allowing you to choose a design that fits the aesthetic of your property.As for the walls, if you are looking for a budget-friendly option to replace tile, wall paneling could be a good choice.

They value a sounding board on deals, situations, or strategy.  

I also don’t pretend to have a massive strategy yet.

I'm not saying don't try it, but I am saying don't let that be your primary strategy. 

Appreciation is definitely a great strategy but I don't see it being as beneficial to cashflow early on in investing.
