The tenants also do not report water problems as often as they are not paying the bill.The immediate CAPEX and ongoing repairs of a building that age can crush your cash flow.How much are rents appreciating yearly for 2/1 mix in that area??

You'll find that information is mixed with other facts, such as government reports, and they are used to decieve for political gain.IMO, it's so skewed in the US it's almost work trying to dig out some of the issues.

Mixed use buildings you can pretty much assume that down payment will be 30%. also not all the money needed for down payment needs to be directly from you, you can have a relative gift you funds for closing if it is documented.

The 100/sqft ones were mainly in early to mid 2011, 100k/unit (mixed 1br-2br) also was in mid 2011.This particular house is in a more commercial and less desirable part when compared to some of the other comps.

After many consultations with credit experts in town and several threatened suits (this was during a purchase contract where credit was REQUIRED) we got the offending company to admit there was fraud involved and they removed it.You may also try mixing small regional portfolio loan product into your purchases to avoid reporting.

Adding another lien into the mix won't make any of this go away.7) If the lender figures out that you're trying to slip in a non-legitimate lien, your bargaining position won't be improved, it will be hurt.
