The ones I have been talking too did not fully, or in some case at all, know about the benefits of no taxes on 1031s (and we are working on helping them reinvest with US as partners to fulfill the 1031), or how the spreading out of taxes can work with seller financing with only enough down to cover their 'recapture tax' which is due in the year of sale no matter how much is used for a down payment. 

From what I heard, the people behind the home warranty fix issues within the property very poorly and when it comes time to replace an appliance, they give you the dead end of the stick and say “it isn’t covered”.

We have one - big picture it's a small monthly lease amount but with a year-end kicker based on their revenue. 

I’ll take pictures of course prior to my departure but what else can I do to protect myself?

The total was $1785 (I believe this may have included registered agent fees and address forwarding, and I need to review my invoice for if this covered state filing fees, but I think not).

I have the Texas Residential Lease Agreement but I dont think it covers everything.

The first picture is the income statement sent to us from the listing agent. 

Right now the place you come up and there's an inset covered area where both doors go, one leads into the living room downstairs, the other directly onto the stairs to go up.
