Speaking of your speed bump, there are a couple podcasts of people who discovered they wanted to be an REI after they have already purchased a SFH, but it's honestly not too much of a speed bump.

I know a couple deals in Akron, but I'd probably check out Holton-Wise in Cleveland.

No matter which market you decide, I highly recommend driving down there and meeting local investors and attending REIAs.
