If they’re all rentals, then it’s a C class or worse neighborhood.Why do you want to do TK so badly?

Even though the classes are more advanced my son doesn’t seem to be falling behind and he’s enjoying class.

What are cap rates in your area compared to the class of the neighborhood..

Pick a solid B-Class suburban area.

As I am drafting my budget for my first MF Apartment acquisition, I want to make sure I am not over-leveraged.Strategy will be to acquire a MF apartment building (20+ doors), Class C, with modest investment needed to stabilize the building, make repairs, value adds.

And in my area, with a university, who knows if there will be physical classes in August?

I still do deals here in Maricopa County but our marketing dollars go a lot further in Cook County (Chicago), the sellers are extremely more motivated and the market is still in transition so in certain areas the deals are plentiful

C class.. appreciation at 3% a year unless you hold them decades is no appreciation.  

Circleville has a lot to offer as far as new employers for working class folks and comes in a package without some of the risks franklin county has. 

Luckily smokers and obnoxious people are not protected classes, so you still have some criteria.
