If a sub-market were controlled by 2-3 large landlords and a tenant chose to not pay the rent and that data were consumed by the other landlords in that sub-market, that tenant is now facing a real uphill battle the next time he/she procures housing.

I would love to be able to do some marketing but most of my extra money from my full time job goes to paying off the credit cards. thank you for reading and anything that would be helpful would be greatly appreciated.Why not document what they advertised, your attempts to terminate and obtain a refund and turn that in to your State Attorney General as a consumer compliant, that usually gets people's attention. :)

if you have solid facts of wrongdoing, I think any licensing organization is a first call for breach of any professional duties, and if it is outright fraud, a consumer site likely from  the attorney general or law enforcement would be possible, and a civil case could be pursued privately for damages....there are even more places for business complaints and reviews.

I would start with looking at the appropriate landlord-tenant handbook for the state you're considering investing in.California Civil Code Section 1950.5(h) Upon termination of the landlord's interest in the premises, whether by sale, assignment, death, appointment of receiver or otherwise, the landlord or the landlord's agent shall, within a reasonable time, do one of the following acts, either of which shall relieve the landlord of further liability with respect to the security held: (1) Transfer the portion of the security remaining after any lawful deductions made under subdivision (e) to the landlord's successor in interest.
