Youd do well to pick a geographical market that you are working (your "farm") and systematically driving the communities and get to know every street by driving in your car first, noting where the problem activities are, etc.Then define what a "deal" would need to be for another buyer or for you to use your money and keep.

Be aware that learn as much as you can pay attention to the smallest thing and detail which is key.

With that, I would suggest you buy the book I mentioned, read blogs, listen to podcasts, search the forums for wholesaling, and reach out in your community(through here or your local REI).

Check with your local/community banks and you should be able to find viable information there as portfolio lenders might be another solid option for you.Happy Investing...

(I guess that debt has to be paid off by someone) I would love to fix up some of the abandoned communities and convert many to gated communities I just have to do more research and analysis on the economy/recovery.
