. : I would never give the tenant the flooring of their choice, unless their choice just happened to coincide with what I chose to put in the unit (kind of like Henry Ford's "any color so long as it's black").

**  I never managed before but I inherited my 1st tenant on Friday after closing.So when I go to find a tenant for the lower unit, my red flags would be: In Person: Condition of the vehicle: Junk pouring out of the car (wrappers, empty drinks, etc), how they dress (wrinkly clothing?)

If you want to save on labor you can go up to a 12x12, but those color specific and are not as common as 4x4s.
