If you sign a 12 month lease and it doesn't contain any clauses about early termination, I would suggest that you offer to find the replacement and pay them a few hundred for their time in screening the new applicant.

This way it's still included no "discount" or at least it's contained. that way you don't have to spend the money in having it separated and still discounting the water.
