The buyer may end up having to come out of pocket for the second’s payment, or raise the price to cover it, but maybe not.

Especially when I have a wholesaler looking for a buyer and I have a buyer please explain.

My solution to that would be to do some sort of seller finance deal to a buyer and still be able to make monthly income off of a house that I can’t rent.

So, I worked with some real estate agents to find distressed properties, found some cash buyers but still got no where, more so because the agents I worked with that claimed to be investor friendly knew nothing about wholesaling .

The buyer if my duplex had asked torepair the overhang on the roof, and fix the outside staircase so the bank would approve his loan.  

@Jason DiClementeIt is done professionaly based on home inspection carried out by previous potential buyers that fell thru due to buyers income situation. i dont plan to.apply permit in short span, long term i will have to spend more money if necessary to right things, that is the risk i thinks is woth taking for the deal.Thanks for your suggestion.

Regardless if you did want to begin house hunting I believe you could qualify with your previous employment history if you are currently in the same field as well.

I am now in the hunt for a hard money lender.

@David C.Yeah i had read many multi family buyers in the market are waiting to see what happens Thing is even if it fails they could still come up with something else .I could see how people that already own might just hold ... but seems like a lot of uncertainty right now
