You all have been very helpful in the past and I'm hoping you can help me again.I am selling my pre-owned mobile home on 1.5 acres in the DFW area of Texas. 

I want to invest in a small mobile home park, but I only have 10k and only have a couple people that i believe would invest with me.

There really is no way for this thing to ever equal out, except of course if it were to burn the ground, even then you might have a gap.

You can buy a vacant lot for less and just place a brand new mobile home/modular that is turn key.

Since seller financing is truly private money lending, being able to display acumen on the subject of private lending from the seller's POV would be useful as most sellers have never been the bank before and may be apprehensive in doing a deal this way because they don't know how to do it safely and the right way without getting burned.

The remodel here was a pretty quick 2 month turn and burn and residents were moved in after 3 months.
