Best way is to actually solicit multiple bids from contractors, ask them to break out the numbers into categories instead of showing one lump sum price for the cost of the entire rehab.

Make sure they itemize the bid and are willing to include a bonus if they finish early and a penalty if they finish late ( even 1 day beyond the agreed upon timeline).

If they also provide property mgmt services, that would be a bonus.

Are the development savings, mildly better overall rent, and safety of having multiple units to rent under one roof, better then the possible appreciation bonus on a SFR? 

It is also extremely user-friendly, which is a big bonus when trying to bring people on board.
