Hi @Paul Vincent due to the fairly strong response to my interview on podcast 211, I've created a JV program for first position NPLs, sort of a "learn as you earn" program for those who want to invest in a note and have play-by-play involvement.

I have friends and family that would be willing to make up the other 20k for a purely cash loan if they could make a return on their investment for little work.Basically I would offer them some sort of return on their cash.

I know this is sort of a newbie question, please respond in layman's terms haha.

Spend some time getting informed, then find some sort of way you could provide value to someone who can serve as your headlights and keep you within the white lines and avoiding collisions.Bottom line—find a mentor.Good luck and see you around!

Also, I would call every we buy houses sign that you see to establish some sort of relationship with the wholesalers in your market.

I've certainly seen people in my local area blab all sorts of particulars on BP thinking nobody local is paying attention - particulars that could possibly be used by other investors to gain an advantage.

See the mortgage will remain in the sellers name, and he was saying that there was some escrow from the payments he made last year. he received some sort of statement and wanted to keep it. so since the mortgage company will not mail a check he was saying if i could cut him a check.

What sorts of tactics do you use to find motivated sellers of MHs?
