Make sure you know the student body you'll be renting to -- Berekely is going to be very different from Arizona State.

Got my hammer and pry bar and started attempting to remove this wooden strip. 

I used the same strategy @Charlie DiLisio  used and that you are attempting to use to buy my first two houses.

Things are going pretty well, but I am about to attempt to transition some commercial properties over to it too. 

In an attempt to make this short i'll give the facts first.  

After attempting to go through my leadsheet, I spoke to an older gentleman claiming to sell the property for almost an hour.

Further, if you raise the rent to an amount that the tenant deems "excessive," they can sue you, the Landlord, for Constructive Eviction, which occurs when a Landlord does not physically or legally evict a tenant, but takes actions that could be construed to be a Landlord's attempt to evict. 

If you have no people skills, can't avoid confrontations, don't manage maintenance (aka attempt deferred maint.), then you better get all the protection you can afford. 

The former owner attempted to fight the sale multiple times to no avail and after 6 months, we should finally get the keys next week.
