Are you near a desirable park or other attraction? 

I started thinking about the kind of customers I wanted to attract, and that "Man, I really wish I could just work for myself..." and that's when my ideas started to form. 

If its a row house, you don't want to be next door to a vacant house, they attract rodents, they attract people you don't want around your house, and generally most people don't want to live next to a vacant house.3.

What I mean by this, it is to look for lower-income areas that attract excellent tenants.

Prior to this year, my holds were all 2-4 units with attractive long-term Fannie financing held personally with a single lender.

I don't think I am interested in flipping, as I am looking to create long term wealth through RE.Transitioning to RE is a tough one from my perspective as the amount of income I see the average person generating monthly is what you can produce in a day in the markets, but I am attracted to the fact of an entirely different income stream, that is reliable and which could also be sizable if done correctly.I am looking to network, watch and listen on BP before I pull any triggers on deals.

What are some good things to write on there to attract Motivated Sellers?

Obviously the rent is very attractive.
