I live in the master bedroom and have the other 2 rooms rented out ($800/month and $700/month) which breaks even or cash flows $50 depending on utilities.

Typically looking at 1,000ac+ for utility scale solar farms.

Closing will not occur for 6 weeks - All utilities are currently on but wondering if I should turn off Gas & Water since the house is vacant & only leave the Electric on for security reasons.  

What I am looking for is a structure (not a doublewide trailer) which would be assembled prior to delivery, placed on a prepoured foundation, and then hooked up to utilities with a minimal amount of on-site work needed to be done prior to occupancy.  

For instance, say me and my business partner wish to utilize a Joint VA loan to acquire an 8 unit.

Personally I have utilized the CPA I have for many years because she was a former IRS auditor, I have accounting persons for the strategy aspect and the CPA for the "CYA" aspect of looking for red-flags.

Once i had that established, in addition to the attorney, I needed a survey, to finish separating the remaining utilities, meet the setback, minimum lot size and the other requirements to make the new legal lots separate legal interests.

Less expenses: Loan repayment, other fixed codts (utilities, amenities, cable, Internet), cleaning company costs and if employed property management services.

Both units are separated by a fence but share the same address and utilities.My question is can I separate addresses and utilities and sell the second unit (1350 sq ft) as a Single family home? 

My credit utilization is just under 15%.
