If you already own the home and your rent would be the same for a similar property, then the primary reason I could think of to sell would be if you want that equity to invest elsewhere.

I have a similar situation as you (too busy with work to be more hands on).

Also, I own my own home and my wife loves it so buying a multi-family home on a FHA loan or something similar and living in it is out of the question.  

@Eric Lee, I’m in a similar position as you - bought first rental at end of last year, used to doing taxes myself, etc.  

We've had a similar experience as you this year.

The resulting number is amortized (similar to depreciation) over the life of the loan.

We've negotiated liens from $25K to $1500 and similar large drops plenty of times.

Similar to you, I started my career in real estate working for a large commercial firm and quickly realized I wanted to be on the investment side myself.

I did a similar thing with a felon.
