Everything is down hill after that. 

Hillcrest, Chula Vista, Imperial Beach, City Heights, Golden Hill are just a few of the areas that are seeing multi-million dollar to billion dollar development projects break ground, and prices here will appreciate drastically in the next 5 years. 

If appreciation is truly your goal, then I would look into smaller pockets (Parts of Aurora, Athmar Park, Barnum, Ruby hill to name a few) that are currently being built up, and see more chance of great appreciation over the coming years.

Unlike Hills.

If you're willing to look a bit farther out (Liberty Hill, e.g.) you could find a new home that qualifies for USDA which can be 0% down. 

@Belinda Hunt I would love to hear your thoughts on Pooler and Richmond hill area.

I will add Forest Hill to the list as my properties are doing well there.

Keep an eye out in areas like Franklin Township around Thompson Rd or Southeastern Ave, most anywhere in Perry Township, Decatur Township around Camby Rd (Camby area,) and Southport Rd (Old Mill Park/Pheasant Run areas,) Wayne Township between High School Rd and Raceway Rd (Sungate, Cameron Meadows, Chapel Glen, Chapel Hills, Farley, etc.,) or Pike Township near 56th and Georgetown (Eagle Highlands, Eagle Glen), 56th St and Lafayette Rd (Deer Creek/Liberty Creek area,) or anywhere around Guion Rd north of 38th St.
