It depends on how much capital you have but I recommend either house hacking (3.5% - 5% down) a 2-4 unit property or you'll need 20-25% down for a non-owner occupant purchase which comes with higher rates.

In the IRS Private Letter Ruling that caused people to worry about this they said they would consider it subject to self-employment taxes (schedule c) if you provide services above and beyond.

Exceptions sometimes made for our studio and 1br units on extended stays.- Reservation holder must be on site during stay. 

How many months does the property stay vacant until you can get tenants into all the units? 

All four units are occupied and the tenants are currently paying their rent via cash in person.
