They ALL have less square footage and some less bedrooms. 

You should have seen that floor when we got it :-( We had to sand every square inch of that floor by hand, yikes. but it does look cool now!

Again, I want to know more about your property, renovation approach, etc, but sometimes you need to play toward the strengths of your property rather than trying to fit a square peg in a round hole.

A couple homes across the street with similar square footage are actually above the 500k range.

I will speak up and protect my money.To be bluntly honest, it would be a red flag for me that you have not built up and investment funds after 30 yrs as a GC.

I would invest in RED states because they tend to be more owner friendly. $1M could buy you $3-$4M with leverage a few months ago but $2.5-$3m  should still be attainable today in MF.

Obviously, this is the part where an attorney would come in handy, and hopefully you have all damage disclaimers laid out in your current lease.Were there any red flags in the tenant screening process?

Also, I'm only responding to you quoting your CPA, as opposed to his actual statements.That said - I agree that reporting the two sides differently could be a red flag.
