Charles, this topic has been discussed in length in several different threads over the years, do a search and read some of them.I always advise people who are new to learn themselves how to estimate repairs so they have a basic understanding and over time, you get better and better at it.I also have uploaded a document here on BP (go to the resources tab at top and under the drop down menue is "fileplace".

@Charles Hirstsame as you, we had over asking cash offers beaten out. we are targeting min 1% rent/total cost + total cost to be not more than 80%ARVI'm trying to understand how buyers do their math when putting too high offers (for me at least). what are your targets when putting an offer?
