CA Commercial Broker Starting New Investment Career
Newbie... I'm Charles E Wright of Manteca CA. I have been an active Commercial Broker for about 8 years with two different brokerages. I was a generalist for several years, but now specializing in Multifamily. Within the past 6 months I have been analyzing apartments using the NOI approach as well as the comparable market approach to determine value. I really like analyzing income property. My problem is I want to be an investor & open my own brokerage so I can do real estate my way, like listings, sales, & private investing. I like the idea of flipping contracts by wholesaling apartments to investors, and even taking over properties using the Master Lease Option Agreement. It looks like I will have to leave the brokerage I'm with now as an associate broker, because they will not allow me to do any of the wholesaling or Master Lease Option Agreements as a private investor. I'm finding it difficult to find CA attorneys, & title companies who will do these specialized deals. However, I plan to start doing my own thing within the next couple of weeks. Thanks for having me!
