.- low state income tax  - No state tax but we do have high property tax- lots of parks and greenery (originally from Vancouver, Canada)  - It's green but totally greenery that's why we go state parks for camps.- last but not least...lots of good restaurants!!!

also, seems last 6 months or so, 95% of the posts are started by newbies. i love to help and have done so many times in the past, but there are only so many posts that i can repeat the same thing over and over. their questions are the same.there should be a way to address their questions in newbie forum. almost like a boot camp. the questions seem to repeat multiple times per day.

Reminds me of many other successful folks in every respective industry, who painstakingly climbed the unpaved steps - becoming comfortable with being uncomfortable.Great transparency - that's the part of the "overnight success story" not many have a glimpse into - the stress and struggles that etched the success.

I'm sure if you are serious about what you are doing, and put in the work you will be successful, but don't expect overnight millions.

I said to let me think overnight on it.I ended up offering a ten month lease, rather than discounting my monthly rents.

PayPal or just have them overnight their payment.  

The one time we offered to pay for a hotel room overnight for a tenant, she took the money and went and stayed with a friend anyway LOL.
