The good news for us is that because of our knowledge of the market, and also having the comps in our property management company to look it, it allowed us to pounce on some properties that other buyers seemed to be a little hesitant on because of those bad metrics.

One unit is tenant-at-will, lived there over 3 years and per the sellers agent, has always paid on time and in full at market rates...good news.

Good News: In Michigan, expired leases legally convert to Month-To-Month (MTM) until one party gives the other a 30-Day notice (that must coincide with the term of the lease). 

The good news: if you can buy it for the right price and put the effort/money into it, you'll have a real cash cow.

I'm honestly having a hard time coming up with any significant risks in the Smokies... there's always the small risks that come along with any business, and never any guarantees in life, etc. but the good news is most of it you can prepare for.
