Prices for small multifamily seem a bit too high for good cash flow.

Hi all  I have to renew a lease with a tenant for a commercial space in a small building in NJ soon.

The small repairs and reflooring are about $1500 so with this $3000 I was at the max of what I was comfortable with.

Hello Justin,A 15 unit apartment is too small for a commercial ALF operator and its not a "home" for the Residential model.  

of condos / apartments / townhouses listed within a relatively small area on the North Side (River North up to Lakeview) which makes me nervous about the potential for oversupply within that market.
