Figure out where you have an advantage (or can get one) over every other Joe or Sally Investor out there. 

Did you hire a licensed and insured company who offers a warranty on their services or was it Joe the handyman down the street who promises his can of raid is just as good? 

If you're talking about the work just completed, then it is too early to file 1099-MISC - they will be due next January.You contractors is supposed to separately indicate the cost of labor.

I deal with building inspectors, subcontractors, suppliers, and laborers on a daily basis.

Thank you @Joe Hines, those are encouraging tipsand @Joe Villeneuve, I have most of my properties financed, 1 owned outright.  

Sod is so expensive even for the material then the labor is thousands.

Labor and material costs in the Bay Area are on average $200-$250 per SqFt for brand new construction, so that's where I'm at a loss - even for a rehab of 3k SqFt, it shouldn't be that cheap.

However, instead of the market being strong through mid October (Columbus Day), in these smaller markets the season slows and lots of storefronts have their final sales and close after Labor Day.
