Since they are solely transaction based and don't have to deal with tenants after they move in:1) Many are only interested in getting their commission and moving on2) Many think they are doing everyone a favor by working with a lease client, because they could be making so much more working on sales transactions3) Many complain about screening processes as they only see them as:---Potentially costing them their commission if their client isn't approved or finds something else during the process---Slowing down their commission payment4) NEVER allow an agent to screen a leasing prospect as they have a conflict of interest!

There doesn't seem to be a lot of MTRs (rooms and entire units) in the area just based on initial searches on Airbnb and Redfin, but I understand this isn't the only indicator of demand.

Quartz makes sense for a high end unit/ fancy neighborhood where you can and will attract tenants willing to pay more for them.Repainting is often a no brainer, but could be based on the current conditions as to whether or it is needed.I agree with Melanie on researching the washer/dryer comps.

Broken pipes cause tenant not to stay in the property

Hello,My name is LeoOne of my investor friend has an issue with his rental property (2 story townhome with HOA)What was happened to him and the unit is1) the drain pipe on 2nd floor bathroom was broken2) water leaked in the 1st floor ceiling and walls3) in contractors opinion, this problem was caused by just normal wear and tear (already 40 year building)4) Those pipes are not shared wish other units (service the unit only) and HOA won't do anything or take care of it. 5) it will take 1-2 months for everything to be fixed up6) Tenant will need to evacuate to a hotel or shelter I have two questions,#1 In this case, whose insurance should cover the fee of tenant's hotel while the damages are fixed up?

I use a lot of different cards based on the best categories on my spending for cash back/miles, but one under the radar for rental investors that gives 5% cash back on up to $2,000 spending per quarter on utilities category when chosen is the US bank cash+ card.I max out on utilities spending with the card every quarter.

Once you begin to generate leads that fit their recent purchases/want to buy, run the numbers based on the ARV after repair value for after when they develop/fix n flip and subtract cost of build/repair, your assignment fee, and the original cost of the contract.
